7 questions to ask before you sign
Before you sign the reservation contract, ask these specific questions.
1. What is the delivery date in the contract, and what penalty does the developer pay if they are late? It must be written as a hard number, not a vague clause.
2. Is the unit price fixed or indexed to inflation? This can add 20-40% to the total cost over 8 years.
3. What exactly is the agreed finishing? Ask for written specs for each element (ceramic, doors, AC).
4. What is the exact unit area? The area in the contract must match the area in the brochure. Ask for a signed cross-section.
5. What are the shared spaces and who is responsible for maintenance? Ask for a copy of the bylaws.
6. How many years is the construction defect warranty after delivery? The Egyptian market minimum is 10 years at a defined percentage.
7. If you need to sell the unit before delivery, what are the conditions and fees? Some developers impose 5-10% transfer fees.
