How to choose a compound in New Cairo

New Cairo hosts more than 50 compounds, and every one of them claims to be the best. In reality, the right choice depends on five concrete filters.

First: density. A compound with 5,000 units on 100 feddans is a different product from one with 1,500 units on the same footprint. Lower density usually means more privacy and more green space.

Second: access. How will you get to work? Sheikh Zayed and New Cairo compounds can be an hour apart in rush hour. Check the main exits and travel time to arterial roads like the Ring Road and the 90.

Third: ready facilities. There is a big difference between a compound where schools and clubs are operational today and one with delivery promises for 2028. Ask for an actual facilities timeline.

Fourth: the developer. Pull their record. How many projects delivered? How many delays? Talk to owners in their previous projects, not just the sales office.

Fifth: price per square meter against neighbouring compounds. If the price is 20% higher than the average, ask why. If it is 20% lower, ask why too.
