North Coast vs. Sahel: which is right for you

"The North Coast" has become an elastic term covering everything from New Alamein to Marsa Matrouh. In reality these zones are very different.

Kilometre 40 to 80: closest to Cairo, highest price per metre, dense community with mature facilities. Good for families who drive out every weekend.

Kilometre 80 to 150: the traditional Sahel core. A mix of older compounds and newer projects. Mid prices, stable facilities.

Kilometre 150 to 250 (Sidi Abdel Rahman and Ras El Hekma): the new wave. Premium projects, wide price ranges, cleaner beaches. Suits second-home buyers chasing privacy.

New Alamein: a whole state-led city, not just a coastal village. Price per metre is higher than the rest of the coast, but it offers year-round facilities, not just a summer season.

When choosing, ask yourself: are you buying an investment unit to rent by the week? A family unit for the season? A primary home on the sea? Each scenario maps to a different zone.
